Nicholas W. Vitti, Jr.
Nicholas W. Vitti, Jr., a seasoned commercial real estate and land use development lawyer, is a partner who chairs the firm’s Real Estate Practice Group.
Since joining Murtha in 2021, Nick has represented commercial property owners in a variety of matters, including extensive experience in purchase, sale and leasing transactions; real property tax advice and appeals; and land use and development. Representing a broad spectrum of industries, Nick’s clients range from nationally known retailers, communications and self-storage companies to local businesses, restaurants, private clubs and developers.
Nick has prevailed in high-stakes, high-profile, highly contentious cases across Connecticut. When eyeing a 2.5-acre site for development, a national self-storage company turned to Nick. Closing the deal was contingent upon zoning approval to build a 133,000-square-foot facility on the property. He obtained the needed approval despite extensive media coverage and public lobbying for other uses for the site.
Taking a pragmatic approach to his law practice, Nick explains legal complexities in laymen’s terms without overcomplicating issues for his clients. He is committed to the principles of respect and collaboration, whether listening to a client’s concerns, negotiating terms of a deal with opposing counsel or advocating a client’s position before a tribunal.
A lifelong resident of Bethel, Connecticut, Nick is active in town politics and governance. He is the father of two daughters and enjoys running, soccer and weightlifting, both as his daughters’ coach and as an active participant.
Representative Matters
• Litigated a three-year property valuation challenge for an affiliate of a national telecommunications and mass media company that resulted in a fair market value reduction of approximately $37 million and tax savings of approximately $3.4 million for the client. The outcome of the case made a significant positive impact to the client’s profitability.
• Represented a national self-storage company in its purchase of a property in a prime Stamford location after successfully obtaining zoning approval to construct a new facility. The state-of-the-art building, scheduled for completion by early 2023, is expected to serve a growing demand for storage space by area residents.
• Advised an iconic national retailer in Connecticut in tax appeal and litigation matters.
• Represented a national developer and manager of distinctive apartment homes in tax appeal and litigation matters for its Connecticut properties.
• Represented an HVAC company and its affiliate entities in the purchase, sale and leasing of commercial real estate.
• Closed several commercial real estate purchase, sale and leasing deals for a Connecticut-based real estate company.
• Provided tax appeal advice and litigation services to a prestigious Greenwich yacht club.
